Decorating Rental Properties: A Guide for Landlords
If you’re letting a property that you have purchased then one of the next steps you might be considering is how to best go about decorating it. A professional couple on the contrary may only need just the one bedroom, with a second as a guest bedroom.
Keep it simple and neutral
Try to keep everything as neutral and simple as you can when decorating the rental property. There will be less clashes with furniture (if you are going to let it unfurnished) and it’s much more likely to be in line with many more people’s preferences.
Off-white and cream are good colours for the walls, such as magnolia. For ceilings, consider white. When thinking about the flooring, a medium pile carpet (not too thin yet not too shaggy) is best, in addition to a colour that isn’t too light – a beige or mink colour is much less likely to show stains or dirt when compared to a white or cream carpet.
Furnished or unfurnished?
Some properties are rented out unfurnished, to allow tenants to bring their own furniture, although for some types of properties it might make more sense to furnish them on behalf of your tenants, e.g. for students who may only rent for one year.
